Scope of Work
The company plans to engage the services of competent and qualified firms to provide Engineering, Procurement and Construction Services for the Construction of New Office Buildings and Refurbishment of Existing Ones in Qua Iboe Terminal (QIT). The anticipated Project Schedule is three (3) years, commencing in December 2012.
The scope of work shall include but not limited to the detailed design, engineering and construction of the three story office building with the following details:
- Three story free standing building
- 300 seat office building
- Open office plan and seating totaling ~2500m2 on each floor
- Conference rooms that provide safe haven areas on each floor
- Huddle areas for collaborative work sessions on each floor
- Break areas on each floor for tea / coffee
- Passenger elevators provided
- Fully fitted with fire sprinklers and fire alarm system
- IT room and equipment rooms as required
- Toilet rooms on each floor
- Class I aluminum exterior cladding for exposure to long term climate conditions
- Refurbish existing Block E – 100 seats, clinic, travel desk and shop
- Block E to have open office plan with conference rooms and huddle areas
- Refurbish Admin Block D – 50 seats, EMIT server rooms remains
- Block D to have open office plan with conference rooms and huddle areas
- Site landscaping and hardscape for Office area
- Connect to utilities provided by Dorm contractor
- Sewage and water treatment for Zone 3
The successful contractor is to provide a fully serviced and finished building ready for the client to supply and install the fixtures, fittings and equipment (FFE), as a separate contract. The FFE element of the Master Plan Project may require some interface with the Design and Build Contractor's Work Programme. The company will provide a set of precontract drawings, which will form the basis of the detailed design by the successful contractor.
